Schematic Design 1 Rendering

This project began as a feasibility and schematic design study for a challenging waterfront site on Lummi Island. With the septic system already installed, the buildable area was constrained to a compact, steep corner of the property. The client sought a modestly scaled home that would maximize views across Bellingham Bay while responding thoughtfully to the site's physical limitations.

The design was conceived as a flexible asset—either to be developed by the client or included as part of a future lot sale. The study focused on creating a clear architectural concept that balanced efficiency, market appeal, and site responsiveness.

The building footprint is shaped directly by the required building and septic setbacks, resulting in a compact form carefully positioned within the available envelope. To maximize usable living space the primary deck projects beyond the buildable area as a cantilever, extending into the septic setback where habitable space is not permitted.

The residence is elevated above a covered carport that serves as both vehicle storage, primary point of arrival, and allowing uninterrupted access to the remainder of the site. The architectural expression provides a private façade from the road, while opening dramatically toward the water, framing expansive views of Bellingham Bay and capturing natural light throughout the day.

The rendering illustrates the approach from the driveway, highlighting the home's more reserved public face and its strategic orientation toward the landscape beyond.
